This is what we can help with:

  • Inspection and Handover
    Before you hand over that all-important final payment, we can check over your new property, finding out what works and what doesn't, what's properly finished and what's unfinished, broken or unsatisfactory. We have eagle eyes and decades of professional 'snagging list' experience. You'll have an incomparably stronger position to 'get things fixed' before, rather than after, purchase completion.
  • Utilities
    Arrangements with suppliers such as Electricty, Water, Gas and Telephone (including ADSL-Broadband and also 'broadcast' telephone and broadband services in areas where no Telefonica landline services are available).
  • Cleaning
    Developers will leave your property clear, but usually it will not be properly cleaned and polished, ready to move in. We will clean your property from 'top to toe' - floors, windows, surfaces, bathroom fittings, terraces, etc. Marble floors (even newly laid ones) will also often need thorough cleaning and polishing.
  • Light Fittings
    New Spanish properties do not include light fittings - not even lampholders. We can supply and fit everything necessary: fluorescent kitchen lights, wall lights, ceiling lights, ceiling chandeliers, bathroom lights and external lights. We can even supply and fit movement detector lights - common in the UK, but very difficult to find in Spain.
  • Air Conditioning and Plumbing
    Is your A/C installation or plumbing system working properly? We can inspect, commission, overhaul, set-up, repair or renew as necessary.
  • Security
    Any brand new, or newly purchased property should have its locks changed (you don't know who else has had access to keys in the past). Windows should have window bars ("rejas") and sliding doors should have proper locks or shutters. We can arrange all of these important things, and we can arrange security detection and alarm systems, centrally monitored or sounding loud sirens at the property itself (often the best option). These ensure compliance with your contents insurance policy's conditions - if you don't have them, you may not be covered.
  • Carpentry, Plumbing and Alterations
    Sometimes you'll want some changes to the developer's specification or the standard arrangement. Our tradesmen will make the alterations and adaptations you require, whether it be more worktops in the kitchen, wall tiling, more shelving, or an external tap - Can we fix it? Yes we can!
  • Interior Decoration
    Maybe you want cornices where there are none, or picture rails, or a wall in a different colour, or stencilling, colour washing, dragging or another decorative improvement. Perhaps an existing property needs a decorative uplift? Perhaps just some decorative 'making good'? We can do it . . .
