Fractional ownership offers an affordable alternative: a smaller investment delivering an ownership structure that accommodates the needs of each individual owner, that is flexible and requires less commitment than buying a freehold property outright, and that suits most buyers who do not plan to live in Spain all year round. The method provides part ownership in the property of choice, from a one bedroom apartment to a magnificent four bedroom villa. High quality properties are purchased fully furnished, and administration and maintenance is provided by a professional management team, with the associated running costs being shared between the fractional owners, each of whom is a proportional owner of the property, with the right to use the property themselves or to rent it out during their allocated time, in a choice of ownership periods from as little as three weeks.

Three week fractions start from as little as £5,500. The shareholders can swap weeks between themselves or can rent out their allocated periods, and all are free to sell their proportional share of the property. These are just some of the features that differentiate fractional ownership from timeshare. More than one fraction of each property can be purchased. Investors and buyers in off-plan property may also find fractional ownership beneficial, they can sell fractional shares in their property, thus having the opportunity to release their invested equity sooner, whilst, if required, retaining a fraction for their own use or for rental purposes.
